EVICTION FILINGS IN MARICOPA COUNTY REACH 15-YEAR HIGH
Data from the Maricopa County Justice Courts reveals that there were 7,142 eviction filings in the month of July. This marks a 15-year high, with numbers only surpassed by the months leading up to the housing crash during the Great Recession. While this is the 5th highest number of evictions reported in July, it ranks 24th overall.
The first seven months of 2023 have seen eviction filings at levels not seen since before the Great Recession. Over 46,000 eviction filings have been recorded so far this year, with the highest seven-month period in the past two decades occurring in 2006, when just over 47,000 filings were reported.
It is important to note that while the numbers may seem alarming, they come after a period of reduced filings due to COVID-19 pandemic moratoriums. In the months following March 2020, eviction filings dropped significantly, with the 12-month rolling average decreasing from 5,000 to 3,000. It was not until this past January that the average surpassed pre-pandemic numbers. Therefore, the increased filings can be seen as a release of pressure from the effects of the pandemic.
